1. Identify the Five Structural Traps

Look for:

B. Surveillance & Access
Look for:

- showing requirements

C. Fee Stacking
Look for:
- “additional rent”
- admin fees
- tech fees
- utility surcharges
- punitive late fees
- posting fees
D. Eviction Velocity
Look for:

- “sole discretion”
- 3‑day notices
- “absolute rent”
- clauses that convert fees into rent
E. Discretion & Power Asymmetry
Look for:
- “management may determine”
- “reasonable” (undefined)
- “negligence” (undefined)
- “rules may be updated at any time”
- “tenant responsible for all occupants”
List every clause that fits these traps.
2. Translate Each Clause Into Its Real Meaning
For each clause you identify, translate it into plain language using this pattern:
- “Tenant accepts the Premises as‑is.”
→ We are not responsible for safety. - “24 hours’ notice is a courtesy.”
→ We can enter whenever we want. - “Any and all amounts shall be considered Additional Rent.”
→ We can evict you for fees. - “At landlord’s sole discretion.”
→ We decide what the rules mean. - “Tenant responsible for all occupants.”
→ Your child is a liability.
Provide a translation for every predatory clause.
3. Evaluate the Clause Against Colorado Law (General)
Without giving legal advice, identify whether the clause appears to contradict:
- Warranty of Habitability
- Entry laws
- Retaliation protections
- Unconscionability doctrine
- Prohibitions on waiving statutory rights
If the clause appears illegal or unenforceable, note it as:
“Likely unenforceable under Colorado law.”
4. Identify Psychological Capture Mechanisms
For each clause, identify whether it induces:
- fear
- shame
- confusion
- dependency
- hypervigilance
- self‑policing
- family scapegoating
Explain how the clause affects the tenant’s nervous system and behavior.
5. Produce a Predation Index
Rate each clause on a 1–5 scale:
- 1 = Annoying but not harmful
- 2 = Mildly coercive
- 3 = Structurally harmful
- 4 = Predatory
- 5 = Severely predatory / eviction‑enabling
Then produce an overall Predation Score for the entire lease.
6. Provide a Narrative Summary
Write a clear, accessible summary that explains:
- the overall power structure of the lease
- the main predatory mechanisms
- the likely lived experience of a tenant
- the psychological impact
- the eviction risks
- the surveillance risks
- the habitability risks
This summary should be written for a general audience.
7. Provide a Tenant‑Facing Explanation
Write a short, compassionate explanation of:
- what the lease is doing
- why it feels confusing or intimidating
- how the structure creates fear or silence
- why this is not the tenant’s fault
Avoid legal advice.
Focus on structural literacy.
